Send CMA Report
This documentation describes the process and functionality for sending a Comparative Market Analysis (CMA) report.
When you click "Send CMA Report", the system will generate a comprehensive PDF report from the selected CMA data. This report is then emailed to the client, with a copy sent to the user who initiated the process. The page itself does not display a user interface but instead performs a series of background tasks.
Report Components and Data
The generated PDF report is a detailed document designed to provide a comprehensive analysis for the client. The information is sourced from the CMA and Listing tables.
Cover Page
The first page of the report includes:
- The title of the CMA report.
- The subject property's address.
- The date the report was prepared.
- The agent's name, contact information (office name, phone, email, website), and photo.
Introduction
A brief, explanatory section that defines a Comparative Market Analysis, its purpose, and the process of creating one. This helps the client understand the value of the report.
Comparable Properties Summary
This section provides a high-level overview of the properties used for the analysis.
- Table: A summary table lists key details for each comparable property.
- Map: A map displays the location of all comparable properties relative to the subject property. The map is dynamically generated by a call to a mapping service API.
Detailed Comparable Properties
This section presents a detailed, side-by-side view of up to three comparable properties per page. Each property's entry includes its address, status, key details like square footage, bedrooms, bathrooms, and list/sold price, as well as a primary photo.
Statistics Summary
The final section of the report provides a statistical breakdown of the comparable properties, categorized by their status (Sold, Pending, Active).
- Summary Tables: Separate tables for each status show the lowest, average, and highest prices, as well as average price per square foot and average days on the market (DOM).
- Narrative Summary: A brief paragraph summarizes the key statistics, such as the average sold-to-list price ratio and average days on the market.
